## Definition

**Net Zero Carbon Building** means

**Option A:**

in relation to the construction of that building, where the amount of [Greenhouse Gas Emissions](https://chancerylaneproject.org/glossary/greenhouse-gas-emissions/) associated with a building’s product and construction stages up to practical completion is zero or negative, through prioritising the removal of GHGs from the atmosphere within the project prior to using [Offsets](https://chancerylaneproject.org/glossary/offset-or-offsetting/) or the net export of on-site renewable energy.

OR

**Option B:**

in relation to the operation of a building, a highly energy efficient building powered from on-site \[and/or\] off-site [Renewable Energy Sources](https://chancerylaneproject.org/glossary/100-renewable-energy-renewable-energy-sources/), with removal of GHGs from the atmosphere within the project prioritised, and with any remaining [Residual Emissions](https://chancerylaneproject.org/glossary/residual-emissions/) [Offset](https://chancerylaneproject.org/glossary/offset-or-offsetting/) so that the amount of [Greenhouse Gas Emissions](https://chancerylaneproject.org/glossary/greenhouse-gas-emissions/) associated with the building’s operational energy on an annual basis is zero or negative.

OR

**Option C**

in relation to the whole life of a building, a building where the total [Greenhouse Gas Emissions](https://chancerylaneproject.org/glossary/greenhouse-gas-emissions/) associated with the construction of the building and the building’s operational energy are zero or negative over its lifecycle, achieved through design, efficiency and renewables using a whole life approach.
