Net Zero Carbon Building means

Option A:

in relation to the construction of that building, where the amount of Greenhouse Gas Emissions associated with a building’s product and construction stages up to practical completion is zero or negative, through prioritising the removal of GHGs from the atmosphere within the project prior to using Offsets or the net export of on-site renewable energy.

OR

Option B:

in relation to the operation of a building, a highly energy efficient building powered from on-site [and/or] off-site Renewable Energy Sources, with removal of GHGs from the atmosphere within the project prioritised, and with any remaining Residual Emissions Offset so that the amount of Greenhouse Gas Emissions associated with the building’s operational energy on an annual basis is zero or negative.

OR

Option C

in relation to the whole life of a building, a building where the total Greenhouse Gas Emissions associated with the construction of the building and the building’s operational energy are zero or negative over its lifecycle, achieved through design, efficiency and renewables using a whole life approach.
